    1. Sheetrock work to consist of 1⁄2” drywall on walls and ceilings in finished living areas. All joints will receive one coat bedding and two coats finish. Ceiling will be flat paint finish, one coat primer and one coat finish.
    2. One layer of 5/8” type “x” fire rated gypsum wall board on each side of the partition between the garage and house and one layer of 5/8” type “x” fire rated gypsum wall board on the ceiling of the garage.
    3. All wall board to be installed with proper and typical corner beads and other joint materials for a smooth even surface prepared to receive paint or other wall coverings.


    1. Basement stairs consisting of pine box-style staircase
    2. First floor stairs will be painted risers, oak treads, oak handrails and paint grade spindles. Stairs as per home plan.

    Kitchen design as per plan. Allowance for cabinetry kitchen, baths and countertop as part of pricing of home. Purchaser to visit supplier for design and choice options.

    Interior Trim

    1. Six panel interior doors (melonite) spray painted finish
    2. 5” baseboards, painted
    3. 3 1⁄2” casing on all doors and windows (paint grade Stafford style)
    4. Standard wire closet shelf installed


    Standard interior painting. Ceilings to receive one coat primer and one coat flat, white finish.
    Interior walls to receive one coat primer and one coat flat (up to 3 different colors are allowed; additional colors will be priced accordingly).
    Trim to receive one coat primer and one coat semi-gloss finish.


    Seamless aluminum with downspouts on all soffit areas. Location of gutters and downspouts to be determined by contractor.
